A Comparative Market Analysis is a free report I generate that compares your home to similar properties in your neighborhood that are currently for sale, under contract, and have recently sold in the last 6 months. Please take into consideration that certain aspects of your home may affect its value and marketability such as the recent upgrades you’ve made, the location, and overall condition. I will have to see the home and make my assessment to fully generate what I believe is the homes value.
A CMA is what Realtors and Licensed Appraisers use to figure out the actual value of a home is.
Zillow’s Zestimate is a conversation that always comes up and the answer is Yes and No. Zillow gets their information from our local MLS (Realtor’s Database). Zillow does not have the systems yet to provide very accurate information. Their information is not filtered and refined based on what a licensed appraiser will appraise a property for. Please remember, zillow does not set the value of your home, a licensed appraiser does. And licensed appraisers use the CMA method to justify home values. To get the best value, contact me.
